REPAIRS


Before requesting a repair please consider the following -
If you have NO POWER
Check with neighbours if there is a blackout in your area.
Check the meter box to see if the safety switches have been turned off. If so check for faulty appliances by unplugging all appliances and reset the safety switch then plug in appliances one by one to check that it isn’t a faulty appliance. Once you have checked all appliances please inform our office if you still need help. Remember that the electrician’s invoice will be passed over to you for payment if it is found to be a faulty appliance.

If you have NO HOT WATER
Check that the gas/power is connected.
Check in the meter box to see if the safety switch is turned off and if so try re-setting it.
Is there any water? If so is it cold? This will help ascertain if a plumber or an electrician is needed.

If some LIGHTS OR POWER POINTS AREN’T WORKING
Check the meter box to see if a safety switch has been turned off.

URGENT REPAIRS


There are certain repairs that are urgent and must be seen to as soon as is reasonably possible. The following items are set out as urgent by the Office of Fair Trading.
•    A burst water service or a serious water service leak
•    A blocked or broken toilet
•    A serious roof leak
•    A gas leak
•    A dangerous electrical fault
•    Flooding or serious flood damage
•    Serious storm or fire damage
•    A failure or breakdown of the gas, electricity or water supply to the premises
•    A failure or breakdown of the hot water service
•    A failure or breakdown of the stove or oven
•    A failure or breakdown of a heater or air-conditioner
•    A fault or damage which makes the premises unsafe or insecure

Tenants can spend up to $1,000 on urgent repairs and be reimbursed within 7 days. The landlord or agent must be given a reasonable opportunity to arrange the work before the tenant arranges the work themselves.
